• How much is the application fee?

  The application fee is $99 per applicant.

• Will my apartment look exactly like the model?

  Yes! We remodeled the entire property a couple of years ago, so all of our apartments have the same appliances, light fixtures, cabinets, flooring, and finishes as the model. What you see in the model is what you can expect in your apartment.

• Is parking free, and are there plenty of parking spaces?

  Yes! Parking is free, and we have plenty of parking available for our residents.

• What amenities do you offer?

  We do not have community amenities. What we hear from residents is that they typically do not use them, so we put our focus on the apartments themselves and on responsive service. If a pool is important to you, the Fairfield Aquatic Center offers a nice resident discount that may be worth checking out.

• How quickly does maintenance respond?

  Typically, our maintenance team responds the same day or the next day.
  There is one exception. The last two weeks of July are an especially busy time for us, because approximately 100 college students move out and our team has about 10 days to turn those apartments. Emergencies are always addressed during this period, but non emergency requests may take a little longer than usual.

• How are emergency maintenance issues handled?

  We have a maintenance technician on call 24/7 for emergencies. At move in, our team provides you with the emergency maintenance number and asks you to save it in your contacts.

• How much should I expect my rent to increase at renewal?

  Historically, residents can expect an increase of approximately 3 to 4% at renewal, depending on market conditions at the time. We will always provide your renewal options in advance so there are no surprises.

• How much are pet fees?

  Pet fees depend on the type of pet and whether all vaccinations are up to date. Typically:
  • Cats: $300 non refundable pet fee, plus $50 per month
  • Dogs: based on breed and weight, with a non refundable fee of up to $400, plus up to $80 per month
  We will not know the exact pet fees until you complete your Pet Screening profile.

• How much do utilities typically cost?

  That can vary quite a bit depending on your usage and how warm or cool you prefer to keep your apartment. For the most accurate estimate, you may want to contact Duke Energy for typical utility costs at the property.

• What are my internet options?

  Both Spectrum and altafiber are available on site. altafiber recently installed their service here and is currently running a promotion offering their top internet speed for $50 per month for 36 months.
